As you explore, look at the town around the home as well as the lake beside it. Think about a weekday morning, a quick meal nearby and where you'd go for regular errands. Then compare the homes available now with the way you hope to live here.

 

For a waterfront buyer, a smaller lake may put more emphasis on the view, fishing or a few relaxed hours outside. Another buyer may want a lake with permitted faster boating. Here, choosing the right body of water is part of choosing the right home.

Where is Prince's Lakes, and how did it begin?

Prince's Lakes is an incorporated town in Johnson County near Nineveh. Its development is associated with Howard Prince's mid-century lake-building projects, and the town was incorporated in 1956. Prince later developed Cordry and Sweetwater in neighboring Brown County.

 

Today, town government and lake management are different things. The town handles municipal responsibilities, while individual lake associations or conservancy districts handle their own lake matters. Knowing which organization answers which question can make a property search much easier.

 

You may see Nineveh used in a mailing address even when you're looking at a Prince's Lakes property.

Which lake would fit the way you spend time outside?

The town's directory lists 14 distinct bodies of water: East, North, Northeast, Northwest, White, Hants, Riley, Carolyn, Jeff, Brown, Latimore, Donald, I, and H lakes. Unlike Cordry and Sweetwater Lakes, where CSCD watercraft rules and access privileges apply across the entire district, each of the 14 lakes in Prince's Lakes operates under its own specific rules and private ownership arrangements.

 

Our agent points to East Lake when faster boating is part of a buyer's plan, and describes many of the other lakes as places for slower recreation and fishing. Use that local perspective to narrow your visits, then obtain the chosen lake's current rules for your boat and activities before committing to a property.

 

If you mainly picture fishing, a quiet water view or time in a small paddlecraft, a smaller lake could suit you without having the same operating pattern as East Lake. Compare what you actually plan to do, rather than assuming that the largest or busiest option is the right one.

Does buying in town automatically give you lake access?

No. Buying a home in Prince's Lakes doesn't automatically grant access to all 14 lakes. Identify the lake involved, the rights attached to the property and the organization responsible for those rights before treating a nearby water view as usable access.

 

Our agent specifically cautions buyers about off-water properties. Don't assume you have access just because a home is near the water, has a town address or is described that way by a seller. Ask for the deed, recorded access documents and current association or conservancy information for the parcel.

 

Even with waterfront, check dock permissions, boat eligibility, guest use and any fees. A property can be physically beside the water while still having limits on how that shoreline or lake may be used.

 

This is an important contrast with eligible off-water ownership in the Cordry-Sweetwater Conservancy District, where district lake privileges can be part of ownership. We can help you compare the arrangements, but the answer should come from the documents for the actual property.

What kinds of homes and settings should you compare?

Start by separating waterfront homes, any off-water property with documented rights, and homes where no lake access is established. Those are different choices, even when all three appear under the same town name in a search.

 

Next, walk the yard and the route to the shoreline. Look at the slope, usable outdoor space, parking and the relationship to neighboring homes. Think about where you'd put fishing gear, how you'd host visitors and how much maintenance you want to take on.

 

Compare the purchase price with what it would take to own and care for the home. Ask about lake-related charges, the home's condition and any planned work affecting the property. A lower asking price may leave room in your budget, but repairs and ongoing costs belong in the same conversation.

How does the town support everyday living?

Prince's Lakes has a town government and municipal departments, including water and wastewater utilities. For someone comparing it with Sweetwater and Cordry, having city sewer is a huge difference.

 

For time away from the water, the town's parks and recreation resources and community calendar are worth exploring. The town park has a newly established community garden, dog park, and a beautiful mulch walking path.

Which schools serve Prince's Lakes?

The town is served by the Nineveh-Hensley-Jackson United School Corporation (Indian Creek Schools), with campus facilities grouped in Trafalgar.
