Sweetwater Lake is in Brown County, near Nineveh, and forms part of the Cordry-Sweetwater Conservancy District. Sweetwater has nearly 275 acres of surface water, and is the larger of the two lakes. It's a lake community within a conservancy district.
Developer Howard Prince began the Cordry and Sweetwater development in the early 1950s under the name Sweetwater Park. After financial difficulties interrupted the project, the conservancy district was established in 1961, allowing completion of the dams. That history helps explain why the district has a central role in the lakes and shared services today.
For one of our longtime agents, that history is personal: childhood visits with parents and water skiing on Sweetwater when it first held water. The community has changed since those early visits, but returning to the lake is still part of the story our team lives.
Boating, skiing, tubing, paddling and fishing are part of the lake life down here. Community amenities like the private beach and reservable shelter provide convenient options for hosting, whether taking part in beachside yoga or transferring a larger event from home. Your personal yard isn't required to accommodate every gathering.
The wider district also offers Centerlake Park and trails. Your time outside can include a walk or a park visit as well as a day on the lake.
Owning a shoreline is not a prerequisite for enjoying lake privileges in the conservancy district. For those who appreciate the surrounding wooded neighborhood and local community but don’t require a private dock right outside, an off-water home remains an excellent option.
The primary distinction lies in boat management. Current regulations require offshore owners to use designated district launch ramps and are not allowed to leave watercraft on either lake overnight. As a result, you will need to arrange for launching, retrieving, and storing your boat either on your property or at an off-site location.
Positioning on the lake shapes your daily routine. A main-lake location puts you right in the middle of the energy, offering dynamic views of passing watercraft. Alternatively, a home tucked into a cove provides a quieter, more sheltered atmosphere. Because every spot on the lake offers a distinct experience, our agents emphasize finding the setting that aligns best with your lifestyle.
Walk the full route from the house to the water. Count the steps, notice the slope and imagine carrying a cooler, towels or fishing gear back uphill. A beautiful view from the deck doesn't tell you how often you'll want to make that trip.
Also look at where guests would park, how you'd store a boat or trailer, and whether the outdoor space works for the way you gather. For a future retirement home, the path to the water and the layout inside deserve as much attention as the view.
Living at Sweetwater Lake full-time is a viable option for many homeowners, whether you choose a waterfront residence or an off-water property with lake privileges. Rather than viewing an off-water location as a compromise, evaluate how each home aligns with your ideal routine and weekly lifestyle.
If you are planning a year-round transition, evaluate the practical day-to-day details from the specific address:
- Commute and Services: Test your regular drive to work, supermarkets, and local amenities, noting that a Nineveh mailing address alone does not reflect actual travel routes.
- Connectivity and Access: Verify cell coverage, internet reliability, and how easily the driveway can be navigated during poor weather.
- Utilities and District Oversight: While the conservancy district manages the water system, you should examine property-specific details such as septic records, heating systems, winterization, and recurring district fees.
Sweetwater Lake is served by Brown County Schools, which includes Sprunica Elementary, Brown County Middle School, and Brown County High School.
Breakfast and Casual Dining (Nineveh): Grillerz, on County Road 775 South in Nineveh, serves breakfast, lunch and dinner. You could stop for a meal before touring homes or sit down afterward to talk through the places you've seen.
Pizza and Mexican Nearby: Eddie's Lakeview Pizza on East Lakeview Drive offers pizza and grinders in the nearby Prince's Lakes area. El Potro on Nineveh Road is another option, with a Mexican menu. Check directly for current hours and takeout arrangements.
Brown County Outings: Farmhouse Cafe and Tea Room on Beanblossom Road offers a farmhouse-and-garden setting for a separate outing. It's outside the lake community, so plan the drive rather than treating it as a quick stop on the shoreline.
